What it is

Development finance, explained.

Development finance funds the purchase of a site and the cost of the build. The land or property element is usually advanced at the start, and the build costs are released in stages as a surveyor signs off each phase of work.

Lenders look at the total cost of the project and its gross development value, which is what the finished scheme is expected to be worth. Interest is usually rolled up and repaid with the loan when the units are sold or refinanced.

Who it suits

  • Developers building new houses, flats or commercial units
  • Conversions, such as offices into homes
  • Heavy refurbishment of existing buildings
  • Experienced developers, and with some lenders first time developers

Good to know

Development finance, answered.

What is loan to gross development value?

It is the loan as a share of what the finished scheme is expected to be worth. Lenders also look at the loan as a share of the total costs, known as loan to cost.

Do I need development experience?

Some lenders only work with experienced developers, while others consider first time developers, often with an experienced contractor and professional team in place.

How are the funds released?

The site or property element is usually advanced at the start. Build costs are then released in stages, each one after a monitoring surveyor confirms the work is done.

Do I need planning permission?

Development lenders usually need planning permission in place before build funds are released. If you are buying a site before planning is granted, a bridging loan may suit the purchase.

How is the loan repaid?

From selling the finished units or refinancing onto longer term finance once the build is complete.

Is Kyma the lender?

No. Kyma Business Finance is a credit broker, not a lender. We source options from lenders across the whole of the market and take your application to the lender you choose.
